CityWalk@Akard is probably the most ambitious affordable housing development ever completed in the City of Dallas, Texas. The fifteen-story high rise building located in the center of Dallas’s CBD had been vacant for at least fifteen years before it was acquired by Central Dallas CDC in 2006. Central Dallas CDC conducted a “gut” rehab on the building and converted it into a mixed-use, mixed income development. The rehabilitation was completed by dividing the building into three separately owned and financed condominium regimes, which allowed Central Dallas CDC to combine low income housing tax credits, new market tax credits, and historic tax credits, along with grant monies from private and public sources and commercial loans into one redevelopment project. .
